Our Calgary team has been involved with the Rockland Park (Haskayne) lands since 2014. The 155-hectare (385 acres) site consisted of an old, abandoned gravel quarry. Brookfield Residential purchased the lands with the expectation of converting the quarry to a one-of-a-kind, master-planned community on the western edge of Calgary with majestic views of the Bow River, the Rocky Mountains and the downtown skyline. We are happy to announce that phase 3 was recently awarded to the Calgary team, with an additional 198 single-family lots and approximately 0.7 km of additional offsite roadway.
Development of the lands includes environmental reclamation, excavations/fills of up to 20 meters (65 feet) as well as preservation of existing environmentally sensitive areas. Phase 1 of the Rockland Park development consisted of 324 single-family lots, 3 multi-family lots and a Homeowner’s Association site. The first phase also included the design and construction of a 5-hectare (12 acres) stormwater facility, approximately 1.2 km of new offsite arterial roadway connection as well as offsite utilities, including large capital infrastructure. Phase 1 design commenced in early 2019 and the first residents are currently moving into their newly constructed homes!
Phase 2 of the project consists of 166 single-family lots. The design of this phase is complete, and construction is underway with expected completion by the end of 2022.
