EXP provided building envelope consulting services for The Well, a large-scale, mixed-use development by Tridel. The Well is Toronto’s latest urban development, seamlessly blending residential, commercial and retail spaces within one interconnected community. The space contains over 1,700 residential suites across seven buildings and marks a significant milestone in urban living spaces.
Situated in the heart of the city, The Well is a testament to innovative urban planning, with a mix of luxury condominiums, state-of-the-art office spaces and a range of retail and dining options, all designed to enhance the urban experience. The site sits on a single 7.76-acre site and is made up of a total of 3 million square feet of new development, with 1,200,000 square feet of office space and another 1,500,000 square feet of residential units. A three-level 320,000 square foot retail space makes up the base of the building, providing gathering spaces, a glass canopy and open-air walkways – all open to the public.
EXP teams were engaged by Deltera Contracting to play a crucial role in shaping both the residential and commercial aspects of The Well. On the residential side, EXP provided services to uphold top-tier construction and design standards. The approach included pre-construction design reviews and an array of construction phase services. These services ranged from shop drawing reviews and pre-construction meetings to detailed mock-up reviews and plan visits. EXP services also included conducting thorough field reviews, identifying and addressing deficiencies, performing rigorous water and air leakage testing and railing testing.
By identifying potential challenges, deficiencies and compliance issues early on, EXP contributed services to the project’s design for safety, functionality and building performance standards. Collaborative meetings with architects and stakeholders allowed EXP to review risk areas, design options and alternatives during the design development and construction document preparation stages. Reviews also covered the selection of envelope assemblies and compliance with Toronto Green Standards.
EXP supported the project team in translating design intent into construction by reviewing pre-construction procurement documents and establishing a standard of acceptance on-site. “Through adaptability and innovative testing approaches, our team was able to support project team to maintain high standards and address challenges head-on – with a commitment to excellence and attention to detail,” said Principal-In-Charge, Sathya Ramachandran. “We’re proud to have contributed to the successful development of The Well for the City of Toronto,” he continued.
